How much are site costs in Boddington?

Unlike the Perth Coastal strip, Boddington soils have a clay content. They are classified as either “S” or “M” which relates to the amount of movement. To minimise movement and cracking, the footings and slab have additional concrete and steel added. Sand pads are also used which vary in thickness depending on the type of structure and the movement of the soil. Typically, an M Class with double brick would have an 800mm sand pad and an S Class with brick veneer may eliminate the sand pad completely. It is also affected by the slope of the land.

Site costs including footing upgrades, water run, sewer, retaining walls and sand fill could amount to around $25,000.

How much are site costs in Banksia Estate?

Banksia Estate is unique. Seldom does the land developer also provide the housing. This has allowed the Estate to be planned to eliminate costs associated with earthworks. We have also made allowances within our land prices to articulate the buildings so they work with the fall of the land reducing the need for retaining walls and containing the site classification to an S. In real terms this means dramatic savings for you. In most cases Banksia Estate site costs will only be around $5,500.

With these savings it reduces borrowings or allows you to build a better house.

Buying and Building in Banksia Estate

As Banksia Estate is unique in its requirement for the purchase of the land to be integrated with the Contract to Build. The procedures are a little different.

  • Choose your block
  • Sign ‘Registration of Interest
  • A letter of Pre-Approval will be required from your financial institution.
  • Select your house
  • The next step would be a Preparation of Plans Agreement then we draw up your plans, ready for the applications for finance and local government approval.
  • Sign the Offer & Acceptance for the block and other associated documentation
  • A deposit will be required on signing.
  • Contractual documentation, plans and a full costing schedule will be provided to you to enable you to obtain finance, where necessary.
  • Settle on the block and we will start building
